Property management

Property management for strata and rental buildings.

Keep requests, records, and follow-ups for every building in one place, instead of in email threads. Look up any unit, request, or document during a council meeting, and get automatic reminders when a request has not been assigned or updated.

Managing buildings by email can mean a dozen messages for one request, and things get missed.

StrataStation keeps every building you manage in one place, with each building's records kept separate.

Requests arrive with photos. Your team assigns the work, and StrataStation sends a reminder if no one follows up.

Send one notice to every resident, to owners or tenants only, or to council.

Answer council's questions at the meeting, from each unit's record.

Fewer emails. Faster answers. Book a demo.

Property management features

Day-to-day operations

Strata properties

  • Auto-populate Form B, F, G, H, and K from building records.
  • Set monthly strata fees, allocate special levies, and record levy payments.
  • Prepare AGM and SGM notices and set up building votes.
  • Keep strata records in a library, and choose who sees each document.

Rental buildings

  • See who lives in each unit, with their contact details, vehicles, and pets.
  • Tenants register visitors and read announcements in the app.
  • Assign parking stalls and record violations with photos.
  • Turn parking, amenity bookings, and other features on or off per building.
The building dashboard

Every part of the building in one place.

Each building has a dashboard showing units, residents, active maintenance requests, available visitor parking, and pinned announcements and documents.

  • See every unit's occupancy: owner-occupied, tenant-occupied, or vacant. Search by unit number or owner name.
  • Filter maintenance requests by status, priority, and category. Separate views list unassigned requests and requests waiting for an update.
  • Your team gets a reminder if a request is not assigned after a day, and managers receive a weekly email listing inactive requests.
  • Review violations, fines, and vendor invoice totals together on the property overview.
How it works

Manage every building from one login.

Use the same tools in strata and rental buildings. What each person can see depends on their role.

Maintenance requests

Residents and staff submit requests with photos. Your team sets priorities, assigns the work, and tracks each request until it is resolved.

More details

Automatic reminders go out when a request has not been assigned or updated.

Form B, F, G, H, and K

Review the information filled from building records, complete any missing details, and generate the PDF. File Form B in the Library for council and management.

More details

These are BC Strata Property Act forms: the information certificate (B), certificate of payment (F), certificate of lien (G), acknowledgement of payment (H), and notice of tenant's responsibilities (K). Filed Form B, F, and G certificates are saved to the building's Library, where only council and management can open them.

Bylaw enforcement

Record a violation, generate the bylaw notice, and issue a fine with a fine notice. Record each payment against the fine.

More details

Attach photos to each violation. Owners can view and dispute violations and fines in the app. Fine amounts are checked against the BC limits: $200 for a bylaw, $50 for a rule, and $1,000 for short-term accommodation. Owners can pay fines in the app if the building takes online payments.

Strata fees and special levies

Set monthly fees by unit entitlement or as a fixed amount per unit. Split special levies equally or by unit entitlement, and record each unit's payments.

More details

Each special levy has a due date. Record full or partial payments against it, and reverse a payment entered in error.

Meetings and votes

Prepare AGM and SGM notices with agenda items and resolutions filled from building records. Set up building votes and review the results.

More details

Owners vote in the app, one vote per unit. Owners see the results once the vote closes. The voting log shows who has voted, but not how they voted.

Announcements, packages, and amenities

Send announcements to all residents, to owners or tenants only, or to council. Log deliveries at the front desk and notify residents.

More details

Set the rules, availability, and booking requirements for each shared amenity.
