Strata management software built for BC

The Strata Property Act sets deadlines for notices, meetings, records and certificates. StrataStation gives volunteer councils and building managers one place to meet them — hosted in Canada.

Notices & voting

Send the notice, run the vote, keep the record

Create proposals, collect votes with real-time quorum tracking, and keep timestamped records. Pre-built templates follow BC and Alberta strata legislation.

  • Digital notices to every owner, timestamped and archived
  • Electronic voting with real-time quorum tracking
  • Motion templates and a permanent resolution record

Parking

Parking that enforces itself

Residents register visitors online. Guests can self-register by scanning a QR code in the parking area. Violations get logged with photo proof — so the council is never the middleman.

  • Self-service visitor registration by residents
  • QR code guest registration — no login required
  • Violation tracking with timestamped photo evidence
Maintenance

Every repair request tracked, nothing falls through

Residents submit tickets with photos and descriptions. Council assigns vendors, tracks progress, and residents see real-time status updates — without a single follow-up email.

  • Photo documentation and categorized work orders
  • Vendor assignment with cost tracking
  • Complete audit trail for insurance and warranty claims

How It Works

Up and running in three steps

1

Guided Data Migration

Send us your resident registries and parking maps. Our Canadian onboarding team handles the secure data import and system configuration so your council never has to spend a weekend on data entry.

Step 1: Guided Data Migration
2

Frictionless Rollout

Residents access a secure, encrypted portal from any browser. They submit maintenance requests, book amenities, and register visitors — no app installations or training required.

Step 2: Frictionless Rollout
3

Audit-Ready Governance

Take the keys to a fully populated system. Execute digital voting with real-time quorum tracking and maintain a permanent, legally compliant system of record.

Step 3: Audit-Ready Governance
Privacy

Built for Canadian privacy law

Owner data stays in Canada and is handled under the rules BC and federal privacy law set.

Canadian data centres

Data encrypted at rest and in transit, stored in Canada.

PIPA and PIPEDA compliant

Role-based access, consent-driven communication, and a privacy policy written for strata corporations.

Audit-ready records

Every vote, notice and form is timestamped and stored for compliance.

How it compares

Spreadsheets, generic suites, or a strata platform

An honest look at the three ways BC councils run their buildings today.

Spreadsheets and email

Free and familiar, and fine for a small building — until a vote needs a record, a visitor pass needs enforcing, or a Form F request lands the week the treasurer is away. Nothing is timestamped, and the building's memory lives in one volunteer's inbox.

Generic property-management suites

Built for rental portfolios and priced per door with add-ons. Strata governance — votes, quorum, statutory certificates — is not their centre of gravity, and hosting is not always in Canada.

StrataStation

Purpose-built for strata councils and their managers: governance and day-to-day operations in one place, per-unit pricing with no add-ons, hosted in Canada, with a Canadian onboarding team.

Questions BC councils ask

Straight answers on legislation, data and setup.

Yes. StrataStation is purpose-built for Canadian strata and condominium law, with full support for both the BC Strata Property Act and the Alberta Condominium Property Act. That includes proper notice delivery timelines, Form B information certificates, meeting documentation, and financial record keeping for both provinces.

Your building's data is stored on Canadian servers. A small number of specialist providers, such as payment processing and error monitoring, may handle limited data outside Canada in the course of delivering the service. We will tell you which providers those are, and what they can see, on request.

Most buildings are fully digitized and ready for launch within 7 to 14 days. Our dedicated Canadian onboarding team handles the heavy lifting — securely importing your existing resident data, parking matrices, and governance rules — so your council never has to spend a weekend on data entry.

Our pricing is based on the number of units in your building. This ensures fair pricing whether you're managing a 20-unit townhouse complex or a 500-unit high-rise. Volume discounts are available for property management companies managing multiple buildings.

Yes. We do not offer generic self-serve trials because setting up a building properly takes care and security. Instead, we offer a Guided Pilot Program where our team handles the full setup and data migration so you can evaluate the platform with your real building data. Book a demo to see if your building qualifies for the Charter Pilot Program.
